Out of all the venues we've worked with, a condo function room is often the most wallet-friendly option out there. If your building has one, it is well worth considering before you start pricing out hotel ballrooms or external venues.
Don't live in a condo? You may still be able to book one
Not a resident yourself? If you have a friend or family member living in the condo who's happy to help, you can ask them to book the function room on your behalf, that's completely fine. What's not allowed is offering this as a paid service to sell condo function room bookings to the public, since only residents are entitled to book.
A few things to keep in mind if you go this route: the resident whose name the booking is under should ideally be present at both ends, at the start to meet security and collect the keys, and at the end to check the room for any damage before handing the keys back. And even though the booking isn't under your name, you're the one hosting the celebration, so the responsibility for the property during your event ultimately falls on you.
Coordinate security access
Provide vendor names, vehicle numbers and arrival times if management requires registration. Tell vendors which entrance, carpark level and lift to use.
Protect your setup window
Decoration teams need access before guests arrive. Confirm whether your booking includes preparation and teardown time rather than assuming those hours sit outside the event slot.
Respect room limitations
Check ceiling height, power points, furniture movement and adhesive rules. Measure doors and lifts for larger props or inflatable equipment. Some condo function rooms are on the smaller side, so a full-sized balloon backdrop may not be the best fit, let us know your room's dimensions and we'll suggest a setup that works comfortably within the space.
GOOD TO KNOW
What condo function rooms work well for
Most condo function rooms are well suited to workshops, balloon twisting, face painting, magic shows, balloon decoration and photography. These activities don't need a huge footprint and work nicely within the cosier layouts many function rooms have.
Rules worth double-checking with your MCST
- ✓Permitted noise levels and quiet hours
- ✓Whether decorations can be taped, pinned or hung on the walls
- ✓Cleaning and rubbish disposal expectations after the event
- ✓Maximum guest capacity for the room
- ✓Whether outside caterers or vendors need prior approval
- ✓Security deposit and how damages are assessed
Mind the teardown timing
Most condos set a hard stop for teardown, and 10pm is a common cut-off. Popping balloons after that can carry through to nearby units, and security guards will usually step in to stop it. It's worth building this into your event timeline early: if your celebration runs later in the evening, plan for teardown to start with enough buffer so everything wraps up before the cut-off, rather than rushing it at the last minute. A noise complaint from a neighbour is the last thing anyone wants after a lovely celebration.

Frequently Asked Questions
How much setup time is needed?
It depends on the service. Simple entertainment needs less time than a full balloon backdrop, so confirm with each vendor.
Can I book a condo function room if I'm not a resident?
Only residents can book directly, but if a resident you know is happy to book it for you, that's fine. Just note it isn't something that can be offered as a paid booking service, and the resident should be present to hand over and collect the keys.
